Where the market has priced Bank Rate, month by month for five years, from overnight index swaps (Bank of England, 13 Oct 2026). A bet the market is prepared to make, not a promise.

Priced for rises: 4.88% in a year and 4.92% in two. This is what a fixed savings rate or a fixed mortgage is a bet against: a one-year bond paying more than the path is worth fixing, one paying less is the bank betting you will not check. Markets change this path every day and are often wrong; what it tells you is the price of certainty today.

UK nominal government spot curve, 13 Oct 2026, published by the Bank of England on 14 Oct 2026: the zero-coupon rate for money due at each maturity (line), with the 5, 10 and 20-year par yields marked — the coupon a new gilt of that length would need to price at £100. Every gilt below is priced by discounting each of its coupons and its £100 at the rate for that date.

Read it left to right: what the market pays to lend to the government for six months, a year, ten years, forty. A rising curve means longer lending pays more; when the short end sits above the long end the market expects rates to fall. Two gilts maturing in the same year can show different yields below because a low-coupon gilt is closer to a zero-coupon bond — more of its return sits at the far end of the curve — and because gains on gilts are tax-free while coupons are not.

Money market funds hold very short-term instruments that earn roughly SONIA, so today they pay about 3.63%–3.61% after charges of 0.10%–0.12% (e.g. Royal London Short Term Money Market Fund, Vanguard Sterling Short-Term Money Market Fund). The rate floats day by day; a gilt locks its yield the day you buy.

Which fits depends on your tax rate and when the money is needed — the gilt ladder calculator does that arithmetic, including the savings rate a ladder is worth after tax.

The inflation the market is pricing

Index-linked gilts are priced against conventional ones, so the gap between them is the RPI inflation the market expects — the breakeven. Inflation now: CPI 3.1%, CPIH 3.3%, RPI 3.4% (2026 AUG). RPI runs about a point above CPI until the two are aligned in 2030, so a 3.3% RPI breakeven is roughly a 2.5% CPI one.

Bank of England implied inflation and real spot curves, 13 Oct 2026. The planner's inflation assumption defaults to 2.5%; the 10-year breakeven is the market's number to set it against.

The complete DMO register (as of 2026-10-13), in maturity order — not a selection; the 35 inside ten years first, the rest below them. Yields and prices are indicative, computed from the Bank of England spot curve of 13 Oct 2026, coupon by coupon; the price is the clean price per £100; your platform shows the live price. "Tax-free gain" is the share of the return to maturity that is capital gain — exempt from tax outside an ISA or pension, while the coupon is taxed as interest.

Every index-linked gilt in issue

Gilts whose coupons and repayment rise with inflation — RPI now, CPIH from 2030 — so what they promise is buying power, not pounds. Quoted by real yield, the return above inflation; the breakeven is the inflation at which one matches a conventional gilt of the same length. Indicative, from the Bank of England real and inflation curves of 13 Oct 2026; no prices, because a linker's cash price carries the inflation uplift since it was issued, which your platform shows. Rows marked 8 use the older eight-month indexation design.

What banks quoted last month, on average

The Bank of England's monthly averages of the rates advertised to new customers (30 Sep 2026). A best-buy table sits above these; your own bank may sit well below. Averages are weighted by how much each lender does, so the big banks pull them down.

NS&I — the government's own savings

National Savings and Investments is backed by HM Treasury: every pound is guaranteed, with no £85,000 limit. Premium Bond prizes and ISA interest are tax-free; the rest pays gross and is taxed as savings income above the personal savings allowance. Rates as published at nsandi.com, checked 5 Sept 2026; NS&I changes them a few times a year.

The Premium Bond prize fund rate is the average return across every bond; most holders earn less than it in any one year and a few earn much more. Tax-free matters most to higher-rate taxpayers who have used their ISA allowance.

House prices. The average UK home was £272,611 in July 2026, up 1.4% on a year earlier (HM Land Registry UK House Price Index, published about six weeks in arrears). The planner's property growth assumption is set against this; over long periods UK house prices have tracked earnings plus a little.
